The Skinny: Last month—after almost three years on the market and $27M in price chops—the former Brooke Astor duplex at 778 Park Avenue went into contract for $19M. That sale might presage a little action for Holly Hill, the late society doyenne's Westchester estate. It first hit the market back in November 2008 for $12.9M, but since then the price has been whittled down to $9.75M. Granted the decor is a little stuffy, but there's no denying the stone manor—a 27-room, 11,000-square-foot product of the roaring '20s—has a wealth of potential and 65 acres of rolling hillside. Despite all the impressive numbers, we're betting another price chop is in the cards. Judging from the sale at 778 Park, negotiation is hardly an Astor family strong suit.
