The Skinny: Built on less than an acre, Art and Surf is a 2009 design by New York-based Steven Harris Architects, the firm behind the blockbuster renovation of NoHo's Bouwerie Lane Theater. For their foray into Long Island's beach house market, the architects turned to a distinctly modern design that blends glass, stone, and concrete to soothing effect. Less soothing is the price tag, however, at nearly $12M. Luckily there are some unique features that attempt to justify the lofty ask, like the basement windows with a view into the swimming pool, sliding walls of glass, and stairs down to a private beach. Plus, the house isn't just for sale: it's on sale: the price has come down more than $2.5M since it hit the market last year.
