The Skinny: Set on the exclusive peninsula of Smith's Point, this six-acre waterfront compound packs two lifestyles into one property. For the formally inclined, there's a stately hilltop main house, complete with classic detailing like window benches and paneling. Downhill, there's a lichen-covered carriage house and a newer, more casual guest house, tucked stealthily behind a stand of pines, with a stone fireplace and wrap-around deck. All share in the sweeping water views and six acres of privacy. The only thing missing from this waterfront paradise is a dock, but luckily Manchester's well protected harbor is just 1.5 miles away. The $12.25M price might soon see an adjustment, at least if the neighboring Wyck Estate is anything to go on. That property sold in 2010 for $9.2M after first going on the market for $23.5M in 2004.
