The Skinny: Tennis great Pete Sampras built this sprawling manse from the ground up in Thousand Oaks, Calif. in 2009, complete with a north-south-oriented lit tennis court for working on his game. Well apparently Sampras didn't end up wanting what he commissioned, listing the trophy mansion for $25M in March 2010. That price has since been chopped down to $20M, without finding a taker, not that the house doesn't have its virtues. Located up a steep gated driveway on a 20-acre hilltop, the 16,000-square-foot escape counts seven bedrooms and 12 baths among its plusses, plus epic closet space and views in all directions. The only sad part might be the sparse furnishings. Maybe that "separate poker room" prompted this sale.
