The Skinny: When it comes to selling a turn-of-the-century mansion in the New York area, few phrases are more welcome in the brokerbabble than "designed by renowned McKim Mead and White." The legendary architecture firm is probably the most famous and best-regarded of its generation, but its name pops up all too frequently in listings, leading many to believe that some brokers are stretching the truth. Built in 1900, this stone-and-shingle manse is attributed to McKim Mead and White by the broker, but some observers are skeptical, including a commenter at Old House Dreams, who notes, along with some stylistic flaws, that the yacht club next door began life the same year, as the much larger Marleton House, and was not designed by the venerable firm. The small, 0.9-acre lot, sandwiched between larger estates, also draws suspicion, but the house itself doesn't disappoint, with five bedrooms, four bathrooms, and interiors that retain nearly all of the original detailing. Yes, the condition is lacking, the kitchen received a heavy-handed renovation in the 60s or 70s, and the restoration will require plenty of time and money, but the short commute to NYC and waterfront location should combine to get this place sold above $2M. Of course, it hasn't had much luck so far, as it was originally listed in October 2011 for $3.4M and is now asking $2.5M.
