Five Architect-Designed Homes, Asking $1.595M To $22.5M

Every Thursday, Curbed Comparisons breaks down what you can get at the same price point, style or size in five different Cape and Island towns. This week: architect-designed properties.

Let's begin in West Hyannisport, at 251 Green Dunes Drive, where we find a nine bedroom, nine and two half baths in 10,760 square feet. Built in 1995 and designed by Boston architect Richard Bertman, this estate's "inspiring architectural elements" include a three story lantern-domed rotunda. Sounds perfect for Halloween. There are "dazzling views of Nantucket Sound, Martha's Vineyard, Nantucket and Squaw's Island from virtually every room." Wait, Nantucket can be seen from the Cape? Is that like how some folks claim they can see Russia from Alaska? Anyway, amenities include an indoor pool, exercise room with Finlandia sauna (like the vodka?), 700-bottle wine cellar, a miniature golf course, and a six-bay carriage house with guest house. We hope those mini golf gnomes are included in the $22,500,000 asking price.

Over on the Vineyard, at 1 Boldwater Road, we find an architect-designed "country estate set on 12.3 waterfront acres on Edgartown Great Pond." There's a 10,000 sq. ft. main house, 2,000 sq. ft. guest cottage and a post-and-beam barn. The property includes association tennis and access to South Shore beach. Seems like an asking price of $6,300,000 would warrant better photography. Just sayin'.

Over in West Falmouth, at 12-14 Quahog Pond Lane, we find a contemporary estate on seven acres overlooking Great Sippewisset Marsh. Designed by Hutker Architects, this four bedroom "elemental home" with seasonal views of Black Beach features two fireplaces, a media room and a master suite with a yoga loft, sauna and hot tub. The property also includes an artist studio, greenhouse, organic raised-bed gardens, bocce court, and a three bedroom cottage with private beach on Quahog Pond. Baby boomer nirvana is yours for $3,450,000.

Now down Route 6 to the Outer Cape. In Truro, at 45 Cormorant Road, we find a four bedroom, three and a half bathroom contemporary. Built in 1994 and designed by the late architect Dan Sullivan, the home includes views of both Cape Cod Bay and a salt water pond. There are walls of windows, multiple decks and "beach access is just steps away." Looks that way on Google Maps, so it must be true. Asking price is $2,295,000.

Over in Provincetown, at 7 Creek Round Hill Road, we find an architect-designed three bedroom, three bathroom home with waterviews. Built in 1985, the renovated 2,224 sq. ft. West End property includes a kitchen with silkstone countertops, a master suite with private balcony and a "roofline observatory with the ultimate views of lighthouses, star gazing and whale watching." Is a "roofline observatory" brokerbabble for not quite a roof deck? Regardless, we're digging the Scandinavian-style white interior, especially since we're not doing the cleaning. Asking price is $1,595,000.
