The two most expensive listings in Edgartown are asking the exact same price, $19.5M., perfect for a deathmatch.
First up is 61 Butlers Cove Road, a 25 acre property that hit the market just over a week ago (pictured in the gallery above). Located in "prestigious Herring Creek Farm" the 5,615 sq. ft. main residence has views of Edgartown Great Pond and the Atlantic Ocean. The property includes private ownership of the shoreline on Edgartown Great Pond as well as shared access to a south shore private beach. Built in 1971, the house looks to have been renovated recently in a somewhat Elle Decor style. The brokerbabble describes the property as being "offered in a family compound format." Translation: there's room to build a guesthouse near the main house. In addition, there's another vacant parcel, "to meet the goals of a generational meeting place." Translation: there's room hide cousin Eddie's RV when he visits for the family reunion.
Our next contestant is located at 1 Planting Field Lane and has been on the market for over a year. The seven bedroom, seven bath Athearn House, a "classic antique cape," was built in the early 1800s and has been expanded and upgraded "to offer every modern convenience." That in ground swimming pool looks like the perfect modern convenience to us on this sweltering day, but we digress. There's a two bedroom, four car carriage house and 300 feet of swimming beach. Located a short distance from Edgartown Village on three acres, the "private and secluded" property overlooks Nantucket Sound and "expansive lawns."
So: 25 acres vs. beachfront near the village. Which estate wins?
