What You Get For $3.5M Around the Curbed Universe

New, 6 comments

Welcome to Curbed Comparisons, a column that explores what set dollar amounts buy in the ever-growing list of cities that comprises the Curbed universe. Is one man's studio another man's townhouse? Let's find out!

Nestled on a ridge overlooking Lake Union, in close proximity to Seattle's downtown and easily walkable to Volunteer Park, this recently-renovated five-bedroom Tudor is one of the best turned-out historic homes in the city. Listed for $3.495M, the 8,200-square-foot manse checks all the boxes: well preserved historic detail, mostly tasteful furnishings, and charmingly outmoded rooms like the sun room with fireplace. Inside, hardwood floors and polished wood-paneled walls shine, while outside a flagstone patio extends out into the lushly landscaped 0.33-acre lot. With this much timeless luxury and such seemingly impeccable maintenance, it is hard to imagine anyone with $3.5M to spend in Seattle asking for much else, provided they're into the Tudor architecture.

? Down in sprawling Los Angeles, everyone seems to be into spending their home-buying cash on the biggest house they can get their hands on. Not so at the Sierra Towers, where even $3.5M buys just a little more than 2,100 square feet. What this apartment lacks in size, it makes up for with location—on the border of Beverly Hills and West Hollywood—unreal views, and the celebrity pedigree of the building, where Elton John and countless other celebs have lived over the years. This particular unit, on the 12th floor, boasts outdoor space and floor-to-ceiling glass galore, along with an updated kitchen.

? Compared to the City of Angels, the home-buying dollar goes further in Atlanta, where this spotless five-bedroom, five-bath mansion is listed for $3.6M. Sited high on a knoll above the street, the plantation-inspired home, built in 1940, measures 3,800 square feet and includes a swimming pool on the well-groomed one-acre lot. High quality finishes abound and the near-perfect condition of this home is bound to impress potential buyers.

? This aging gentleman's farm outside of Philadelphia comes in slightly under budget, at $3.35M, but some deferred maintenance and general condition issues mean this place will require a substantial renovation. Set on 107 acres, Plumb Meadow Farm consists of a series of historic buildings, including a stone main house that dates from 1770 and houses five bedrooms and four bathrooms. While the house is certainly charming, buyers here are really buying into the land, with a chance to improve this historic home to the level one might expect at this price point.

? This rough-and-tumble cottage, dating to the 1970s, doesn't look like much, but the waterfront location on Martha's Vineyard, off of Cape Cod, earns this place a $3.5M price tag...or attempts to anyway. Despite having just one acre, just two bedrooms and two baths, and just 1,700 square feet, the place is still asking quite a hefty price. Of course, this sort of casual summering is commonplace on the Vineyard, even for those who could afford much larger, grandiose homes in, say, Atlanta or Seattle.
