Here's a look at some recent marketing materials dreamed up by Michael Meier, an NYC broker who has, uh, his own particular way of highlighting properties. "We try open people's minds that when they're buying a new home, especially in Manhattan, you're not just buying four walls, you really can change your life," says Meier, whose latest campaign is entitled, "Fantasy begins at home. What's yours?" Actually, that's a good question: what is gonna happen in that dining room above?

Anyway, the ads run in magazines and have proven successful: a pair of sexy models with cuff links, photographed and filmed for Meier's supplementary video series in a glassy loft in Chelsea, helped sell the multimillion-dollar unit earlier this year.

Combine Meier's strategy with other brokers'—two hot ladies being used to market a luxury home, two naked people being used to market a condo, or overtly suggestive taglines being used to market, well, Manhattan brokerage MNS—and the anthropological findings are certain: ZOMG, sex sells.

That said, Meier may cool off a bit with the steamy stuff; in fact, one of his upcoming monthly campaigns may be geared toward families and contain "something more regular, with kids in it," he tells Curbed. "If you're living in New York City and you have a family—a lot of people get kicked out of the city as their family starts growing—people don't realize how exciting it is because there's so much around them that you can do."
