It's time once again for Curbed Comparisons, where we break down what you can get at the same price point, style or size in five different Cape and Islands neighborhoods. This week, listings for 3.85M.
? We begin on Martha's Vineyard with a 4BR, 5BA in Vineyard Haven. The 3,322 sq. ft. residence sits on 3.57 acres on the edge of Vineyard Sound and was designed to "take advantage of the panoramic water views which reach to Woods Hole." The listing first hit the market in March 2009 asking $7.4M. In May 2010, the pricechopper hacked the ask down to $4.95M. Another million was sliced off in October 2011, followed by a priceupper to $4.495M in April 2012. Last month, the pricechopper returned and the ask is now $3.85M.
? Over on Nantucket we find a 'Sconset Village 4BR, 5.5BA constructed in 2011. Offered mostly furnished, the residence includes architectural details, custom built-ins and modern amenities. Outside, there's an, "Exquisitely landscaped terraced private yard, with stonewall, two porches, patio, and pergola perfect for entertaining and relaxing."
? Still on Nantucket, we find a 5BR, 3.5BA renovated antique. Located in Town on Orange Street, the residence features three finished levels, a large backyard, two parking spaces, and a "Fantastic, bright kitchen with French doors leading to patio and yard." Asking price is $3.875M.
? Here's another Nantucket antique on Orange Street, a 5BR, 4BA two-family. Built in 1890, the 5,100 sq. ft. residence features original detail and off-street parking on a .15 acre lot. The listing first hit the market in February 2011 after last changing hands in November 2007 for $1.2M.
? Finally, over on the Cape in Osterville we find a 4BR, 4BA on Eel River. The 2.4 acre waterfront estate includes a deep water dock, deeded beach rights to Nantucket Sound and a 2,880 sq. ft. residence built in 1920. Why no listing photos of the interior? Maybe it's for the best. The property first hit the market in February 2009 asking $10.5M! By September 2010, the pricechopper was called in and the ask was reduced to $8M. Four more pricechops, the most recent earlier this month, have brought the listing down to
a more realistic $3.85M.
