Remember Swain's Neck? When it hit the market last May, the waterfront estate with a mindblowing $59M asking price was New England's most expensive listing. In September, Swain's Neck met with with the pricechopper and became a $49M listing. Meanwhile, the priciest listing title had been scooped up in July by a $92M plot of land on Martha's Vineyard. At least Swain's Neck remained the priciest single family for sale in New England. Alas, we're told there still were no offers and in late autumn, the property went off the market. After taking a winter break, Swain's Neck has returned with a broker switch to Great Point Properties and a new $47.5M asking price.
A Swain's Neck refresher: Located on Polpis Harbor, the estate consists of 75 wooded acres with "appointed with manicured expanses" and two fenced horse pastures, two moorings, a 7,856 sq. ft. five bedroom shingle-style main residence, a two bedroom guesthouse, a studio, a boathouse, and a two bedoom apartment attached to the gatehouse/barn. As far as we know, the estate is still the priciest single family for sale in New England.
