The Skinny: Completed in 2007, the emerald-glass fronted building at 40 Bond Street was the first American commission by celebrated architecture team Herzog & de Meuron, who took home the Pritzker Prize back in 2001. Thanks to the distinctive architecture and hotel-style services, the building quickly became one of the most desirable downtown buildings—also aided by the fact that the developer, Ian Schrager, was the man behind the legendary nightclub Studio 54 and, more recently, the celebrity favorite Gramercy Park Hotel. Schrager took 40 Bond's epic penthouse for himself, but sold the next best thing, the building's entire eighth floor, to French-born energy mogul William Kriegel for almost $18M. Prior to buying at 40 Bond, Kriegel had developed Soho's New Museum Building for the sole purpose of fitting out the penthouse for himself. (He sold that unit in 2007 to rocker Jon Bon Jovi for $27M; it is now back on the market for a whopping $42M.) Kriegel's four-bed, four-bath 40 Bond pad, with interiors by David Mann and landscape architecture from Jeff Mendoza, is now asking $27M.
