The majority of the time, when the word "luscious" is used in a real estate listing, it's being confused with the word "lush," which refers to thick and/or abundant foliage. "Luscious" usually refers to something you want to eat or have sex with, so it's a good idea to keep those two things separate, just in general.
It looks like the real luscious shade here is coming from the house.
The listing goes on to talk about "extensive lighting" and "electric window coverings," so this one was probably just written using a Random Adjective Generator.
To be fair, though, if you're hungry enough pretty much anything tastes good.
