The Skinny: Accessible by private bridge, all 12 acres of Belle Isle, off the coast of Portsmouth, N.H., have come on the market for the first time in 75 years. The owner of the island had it subdivided (warning: PDF) into two lots last year in order to try and sell the undeveloped half for $2.5M, but apparently nothing came of that. Now, the whole thing, houses and all, is available for anyone willing to shell out $7.6M. The island, which was owned for 56 years by the Catholic Church, who used it as the site for a private boarding school, includes a large manor house, built in 1900 and renovated in 2008, several outbuildings, and all kinds of fun island amenities such as piers, beaches, a boat launch, a horse barn with a fenced-in paddock and riding trails, a snowmobile trail, and more. Judging by the aerial shots, it looks like a little over half the island is wooded.
