The Skinny: Designed by AIA Award-winning architect and woodworker Mark Singer, this house in Laguna Beach is all about the ocean breezes (and views), with glass bi-fold doors, window walls, and seaward balconies. A 2,200 square foot central courtyard features a salt-water pool and spa, and has direct access to the beach via stairs that lead down to a set of terraces and out onto the strand. The interiors feature a laundry list of the luxury amenities that no home that's asking $12.75M should be without, including "Italian windows and doors with Olivari hardware, Poggenpohl cabinets, Gaggenau appliances," a gourmet kitchen, and a Creston home automation system. There's also an elevator, automated window shades, and parking for six cars. As luxurious as the three bedroom, four bathroom home is, it was also designed for "environmental sustainability," says the listing. Despite what seems like a whole lotta extraneous kilo-watt guzzling gadgetry—ahem automated window shades—it was rewarded with a LEED Platinum certification.
