Waterfront Osterville Compound Is Now Hoping for $12.5M

Tony Osterville is home to much of Cape Cod's most expensive real estate, but as the saying (that we just made up) goes, the bigger the price, the harder the chop.

We first wrote about 74 Garrison Lane (and possible pillow fights) when the waterfront compound hit the market back in April for $13,500,000. To refresh, the two-acre property overlooking Eel River and Nantucket Sound is pretty much the definition of a luxury Cape listing: the main house weighs in at 11,081 square feet with seven bedrooms, eight baths (six full, plus two half), a chef's kitchen, and "extensive custom millwork;" an in-ground pool "surrounded by a private guest house" and a waterside pool house; private sandy beach; and a deep water dock. Naturally, the whole spread is located "down a private gated drive." A late February meeting with the pricechopper has brought the ask down a cool million bucks to $12,500,000.
