The Skinny: Why this absolutely wonderful home on a cliff overlooking Austin's Lady Bird Johnson Lake is keeping its listing price a secret is a mystery, unless the broker is sending a not-so-veiled "If you have to ask, you can't afford it" warning to any poors who may have notions of getting their grubby paws on its Lueder limestone walls. Weird pricing secrecy aside, this house is a terrific example of a partial-teardown renovation done right, with local architect Dick Clark transforming a dark, dreary Tuscan-style villa into a light-filled modern living space, a process that was documented in a 2004 Architectural Digest profile. Clark's design takes full advantage of the site's location with banks of windows in the home's great room, and a cylindrical glass-walled study that features 270-degree river and city views. In addition to the seven-bedroom, eight-bathroom, 10,000-square-foot home, there's also a guest house and three other outbuildings. As for the listing price, there's another aphorism that may apply: "It never hurts to ask".
