Chappy Stunner Returns Hoping for $7.9 Million


The brokerbabble for this Chappaquiddick listing begins: "Splendid isolation. This landmark 5.2 acre property on the tip of John Oliver Point is akin to living on your own private island with a long stretch of white-sand beach." Indeed, minus the next door neighbors, the spread certainly does seem rather splendid.

The former PriceSpotter first hit the market back in June 2012 asking $9,500,000, but by August, the chopper had sliced the ask down $1 million. The price tag remained steady at $8,500,000 through October 2013 when the property took an off-season break from the market. As of this week, 1 North Neck Road has returned - with much better listing photos - hoping for $7,900,000. What does almost $8 million get you on Chappy? There's an architect-designed 3,500-square-foot post & beam with 360-degree views of the water, obviously, and pretty much everything else rather lovely in the area: "You can see the twinkling lights of the mainland and ships far out at sea, lighthouses from Cape Cod, Nantucket, Oak Bluffs, Cape Poge, and Edgartown." The year-round house is available "fully furnished with oriental rugs and beautiful Swedish antiques," that probably aren't the first IKEA, but you never know. The digs also include a two-bedroom guest cottage, a mooring, several watercraft, a sandy beach, bragging rights ("The fishing and clamming on this site are among the best on the Eastern seaboard"), and the potential to charge $17,500 per week as a summer rental. So there's that.
