Meet Cotuit's New Second Most Expensive Listing

Behold, Cotuit's new second most expensive listing and its 4,065-square-feet of 1980s architecture.

The crappy listing photos don't do much for the place, so here's some of the brokerbabble:

Spectacular, very private, south facing, high bluff waterfront home on almost 2 acres - right on Cotuit Bay. 180+ degree views across the bay to Nantucket Sound and Martha's Vineyard. Designed by New York's Dineen Architecture and built by Rogers & Marney in 1989. The eastern property line is Little River flowing into the bay. Octagonal living room, covered decks, maple paneling, radiant heat, solar panels...Main house is not in Flood Plain. Beach house is in Flood Plain. While potentially aquatic digs could be the perfect excuse for not housing unexpected, unwelcome, and/or unruly guests, we doubt being in the flood plain is much of a deterrent. Either way, 150 Hummock Lane hit the market yesterday for $4,250,000, but quickly corrected itself by a few million and is now listed for a rather hefty $7,250,000.
