Big Plans for Steamboat Base Area and Clock Tower Square

The wheels are finally turning on a new redevelopment project at the base of Steamboat Ski Area. The developer Blue Sage Ventures is under contract to buy the Clock Tower Square building, the Xanadu condominiums, and some vacant land on the 2.6-acre site between Burgess Creek Road and Ski Time Square Drive. This is great news for Steamboat as this part of of the mountain has never recovered from 2008 when Ski Time Square was demolished. And Steve Shelesky and Dave Wilson, the leaders at Blue Sage Ventures heading up the project, have big plans for the area.

Ski Time Square, an iconic part of the Steamboat mountain in the 1970s and 80s, was run-down by 2008 when it was demolished to make way for a new base area. Of course, those plans were never realized due to the economic recession. A new plan appeared in 2009 when the owners of the property hoped to build a large luxury condo project on the site that would have included almost 49,000 square feet of commercial space and (of course) a fancy schmancy spa. Alas, this project fell apart and the property was put up for sale in 2010. When the Tugboat Grill & Pub closed in 2013, it was the end of an era.

Now, Blue Sage Ventures wants to renovate the 13,000-square-foot Clock Tower Square building and find new tenants for the commercial spaces. Steve Shelesky calls the area a "blank canvas" telling the Steamboat Today, "There's all sorts of vacant land. The base area really isn't even there yet. It's clearly underperforming. We think the window here has never been better."

Shelesky and company have a multi-phase plan that could include bulldozing the tired Xanadu condos, but the redevelopment project will first tackle the commercial spaces and 80,000-100,000 square feet of new space. The Clock Tower building will be the centerpiece of the plan, and there are talks that a grocery store could also be in the works.

It looks like the sale of the property should close this fall and construction could start as early as next year. Fingers crossed, Steamboat!
