A "Mediterranean jewel perched in the verdant hills north of Los Feliz Boulevard" has been put on the market by its film editor and designer owner for $2,295,000. Built in 1928, according to Hilton & Hyland's Mia Cottet, for a dentist named Frederic C. Locklin, "his wife, and their Swedish maid," the 3,700-square-foot estate looks gloriously un-fussed-with.

The Spanish Revival four-bedroom last sold in 2010 for $1,596,000, and it's since received a new coat of paint, and probably appreciated pretty well for itself in such a "hot" seller's market. Three of the bedrooms have ensuite bathrooms, and one has a separate entrance that Cottet calls "the getaway route."

Steam showers and a "well-equipped gourmet cook's kitchen" provide modern complements to the crown moldings, marble fireplaces, and vintage fixtures. Also worth noting: "An interior courtyard with inlaid tile and three stone terraces surround the home with views from the Observatory to Downtown."
