A former RV park in Dennisport is being transformed into Cape Cod's first new oceanfront cottage community in more than 50 years. Heritage Sands, a joint venture between CapeBuilt Development, LLC and MS Ocean View, LLC, is in its second of three phases of construction on just under eight acres overlooking Nantucket Sound. The 63 cottages offer one-to-three bedrooms and range from 900 to 1,350 square feet. Like the original cottage colonies of the 1930s, the free-standing units "are clustered around common greens" to create "pocket neighborhoods" that are sort-of year-round (per the Cape Cod Times, "town's seasonal resort district, owners can use their cottages from April 1 to Oct. 31, as well as four days per month throughout the winter."). In addition to 600 feet of private beach with a neighborhood launch and "dotted by fishing jetties," amenities will include a gated private pool and an adjacent clubhouse with a catering kitchen, common lounge and a gym. Sales launched in 2014 and 28 of the classic architecture-meets-hurricane code coastal construction-meets smart design-meets energy-efficient cottages have already sold.
