<p>Real-estate agent Esteban Gomez sells the upstate dream to the city’s apartment-dwelling ‘creatives’. </p> <p id="Xnm2sp">Earlier this pandemic summer, while stuck inside my one-bedroom apartment with only the internet to keep me company, I came upon the engrossing Instagram account of New York City real-estate agent Esteban Gomez. Although Gomez typically deals in<strong> </strong>expensive downtown apartments, after real estate in the city came to a halt in the spring, he began playing matchmaker between clients and quarantine-friendly homes all over Upstate New York, Connecticut, and Long Island. His account only has some 2,583 followers, but it provides the complete country-house fantasy: Mid-century modern homes that come with a quarry pool or border 86 forested acres, 1700s farmhouses with at least five fireplaces, monochrome contemporary retreats set on hillsides — all presented in simple white-bordered photos or narrated video tours that last up to 15 minutes. </p>

<p id="KkJTeL">Gomez rebranded himself <a href="https://www.instagram.com/thecreativesagent/">@thecreativesagent</a> (tagline: “Property Advisor to New York’s Creative Industry Leaders”) only a year ago, and it turned out to be very good timing. Interest in <a href="https://www.curbed.com/homes-for-sale-near-nyc">homes outside the city</a> is <a href="https://www.wsj.com/articles/the-housing-market-around-new-york-city-is-booming-11592227115">surging</a>, but his set of clients (often artists, designers, photographers, and the like) have no interest in suburbia: They want rural charm, maybe a pool, and, if possible, a house with a story to tell. Gomez, who worked for 15 years on the retail and wholesale sides of the fashion industry before turning to real estate, gets this. He also takes what he learned from buying his own weekend home in Connecticut to offer advice on finding the right house and all that comes after — from painters and contractors to furniture, lighting, and gardening. </p>
<p id="zQSq70">“Secretly, I’ve always wanted to be the most famous concierge in all of NYC,” Gomez says. “The person you go to for anything and everything.”</p>
<h4 id="P6FwpL">What makes a dream house for your clients right now?</h4>
<p id="PE66uc">My clients are really into these polar extremes, nothing in between. No gray areas. What I mean by that is it’s either modern or antique, not cookie cutter. It’s not that they’re only looking for mid-century or only modernist homes. I personally like a stone house, I like a farmhouse — and my clients do too. </p>
<p id="Kbirzj">I’ve been trying to connect the dots between certain communities and my clients. If you’re feeling pressure to get out of your apartment, or you have a family and just want to give them some room to breathe, where are you going to look when everybody else is looking? It’s like a school of fish all moving at the same time; it’s crowded. What I’m trying to do is become almost like an aggregator and make my [Instagram] page feel almost like you’re shopping on Net-a-Porter. So that you say, <em>Oh there’s good architecture and nice homes in New Paltz, or in Stockton, NJ, or in Ghent, NY</em>, or, <em>Where is Redding, CT? What is that community all about?</em> I try to celebrate the most interesting properties on the market, and I celebrate the listing agents because I know how challenging our line of work can be.</p>

<h4 id="8aXn9q">How is working from home affecting people’s real-estate calculations? </h4>
<p id="aZjHi5">People at this point are already used to what’s been going on with COVID-19 and the social restrictions. What is pretty common across the board is that they’re okay with being two hours from the city, or an hour and a half, because they feel — and maybe this is going to change in a year or two — that they can work mostly remotely. So rather than saving or looking for that one-bedroom apartment in the city, they’re seeing that their first home purchase is in a community outside what used to be their main place of work. I think people are excited about that; they’re excited for a change. For a long time, a lot of my friends were frustrated by the real-estate market in the city because they just couldn’t buy into anything they were excited about. </p>
<p id="W5VWA8">The buying pool used to be people with families, maybe a little bit older. Now I definitely see people who are younger. People who have the abilities or the means or have been saving for years to buy a one-bedroom apartment in the city and now they could potentially buy five, ten acres or more and a mid-century modern house. </p>
<h4 id="A0ohhd">What else is everyone looking for? </h4>
<p id="eewxZM">Sufficient space to have a vegetable garden. They’re picking up all sorts of hobbies and passions, and learning how to cultivate your own food is at the top.</p>
<p id="jvbRtR">During showings, [clients] kept saying, “This is where we should put the vegetable garden.” I always give them this tip: You have to be able to at least see it from your kitchen window. When we put a vegetable garden in our house [in Connecticut], we were horrible farmers because it wasn’t close enough to the house. We couldn’t keep a good, consistent effort on tending to it. And you<em> do</em> have to tend to it every single day and maybe even multiple times a day. There are rabbits; there are squirrels; there are bugs. There’s all kinds of stuff that’s going to eat your food if you don’t watch it.</p>

<h4 id="S57LWA">What else do you advise your clients on when buying a house outside the city? </h4>
<p id="Yqmvrh">You won’t have a doorman; you won’t have a super; you won’t have a porter, and the city doesn’t clean your driveway. [My clients] see two acres and this really pretty farmhouse and fantasy kicks in:<em> How am I going to set up the porch? Where am I going to set up my flowerbeds?</em> But there are things you have to think about: What are your taxes like? What does it cost to maintain the property? If there’s quite a bit of lawn, or if it’s hilly, you’re more than likely not going to be able to take care of it yourself. Unless you know how to handle yourself with an axe and can stack birchwood about eight feet high, you’re probably going to need some help. You’re going to have to hire people. How much does it cost to heat up the house in the winter? What happens when it snows? How much do I expect to pay for each plow? That barn that comes with the house is incredibly adorable, but how old is the roof? Is it insulated? All of these things I try to give them a heads-up on.</p>
<p id="d0h4Pg">A lot of people are like, <em>I need to live in a place that’s not </em>that <em>rural</em>, because they watched too many crime dramas or too many TV shows where it’s like the “creepy country.” They’d be like,<em> Should I have an alarm system?</em> It’s a foreign thing. You’ve got to deal with certain fears — maybe it’s too quiet and there are not enough people around. But it quickly goes away once you realize this is the best night’s sleep you’ve gotten in maybe ten years. </p>

<h4 id="7MoE6g">What’s the best house you’ve seen this summer so far?</h4>
<p id="jxnKs8">One of my favorites I saw was <a href="https://www.instagram.com/tv/CCbwxhUAEwO/">this one in Simsbury, CT</a>. This home was from an architect of the era — 1950s — and it was held in the same family for 60 years. It was in such amazing condition and was priced at $290,000. It has an acre of front and back yard, and it’s in an enclave that’s filled with flat-roofed homes from the ’50s. A lot of people messaged me about it, but that home was maybe on the market for two days and it had 12 or 15 visits. They got an accepted offer after two days. </p>

<p>Reflecting on a good thing growing in my home, as I enter my fourth week of staying indoors </p> <p id="ed3y2g">When I began staying home as much as possible a month ago, one of my first concerns was: Will I need to keep going to the grocery store to restock on green onions? It’s truly a minor question in the grand scheme of a devastating pandemic, but a very real one nonetheless, as someone who relies on Asian recipes that employ scallion as a key garnish. </p>
<p id="EOCN5x">After doing some <a href="https://www.google.com/search?q=freeze+scallion">simple googling</a>, I was encouraged to find out that you can just chop ’em up and freeze them for later use. Easy peasy. But learning that hack was nowhere as magical as when I saw people on Instagram showing off scallions they’re regrowing in little jars of water. Yes, new scallion! From little white bulbs. Just add water and sunlight.</p>
<p id="kevEZi">As it turns out, generating new growth from <a href="https://go.redirectingat.com?id=66960X1516509&xs=1&url=https%3A%2F%2Ffood52.com%2Fblog%2F13057-use-regrow-repeat-4-vegetables-that-regrow-in-one-week&referrer=archive.curbed.com&sref=https%3A%2F%2Farchive.curbed.com%2F2020%2F4%2F15%2F21212102%2Fgrow-green-onions-in-water-at-home-scallions" rel="sponsored nofollow noopener" target="_blank">vegetable scraps</a>—including lettuce, celery, bok choy—is a kitchen miracle that plenty of plant-savvy people were already aware of, but that more of us are are now <a href="https://twitter.com/mattyglesias/status/1247317709781688320">hearing about for the first time</a>, in an age when feeding ourselves often feels like the only real task on the daily agenda. </p>

<p id="hLYPzo">I started with just one scallion, but it quickly became three. My rule was: Use one, grow one. For the first couple, it was hard to even come up with a small enough container to stand them up. I looked all over my kitchen cabinets and finally settled on a random tall shot glass. This phase didn’t last long. </p>
<p id="kWUk2l">I kept using scallion for <a href="https://www.curbed.com/2019/11/20/20950570/noritake-colorwave-dinnerware-review-macys">my meals</a> and so I kept ramping up <a href="https://www.instagram.com/p/B-N8oJDnMwW/">my scallion farm</a>. The next wares tapped for this undertaking were some <a href="https://go.redirectingat.com?id=66960X1516509&xs=1&url=https%3A%2F%2Fwww.cb2.com%2Fchaser-glass%2Fs482415&referrer=archive.curbed.com&sref=https%3A%2F%2Farchive.curbed.com%2F2020%2F4%2F15%2F21212102%2Fgrow-green-onions-in-water-at-home-scallions" rel="sponsored nofollow noopener" target="_blank">simple cylindrical glasses from CB2</a>, which I used once before for serving sake, but shall now be minimalist scallion planters.</p>

<p id="SZAsZ7">As the weeks went on, this modular farm of sorts has expanded to three glasses full of scallions, all sitting on a small green <a href="https://www.vitra.com/en-us/product/trays">Jasper Morrison for Vitra</a> tray that I’d <a href="https://www.instagram.com/p/BuweWmFH30P/">previously used</a> to hold a neon pothos plant. I only have one empty CB2 glass left and expect to put it to use soon.</p>
<p id="zECtkU">There are many things I love about this ever-evolving <a href="https://www.curbed.com/2020/3/25/21184365/best-home-improvement-projects-coronavirus-quarantine">stay-at-home project</a>. The first, of course, is the backup green onion supply (apparently they should be <a href="https://www.thekitchn.com/what-you-need-to-know-about-growing-scallions-244939">planted in soil </a>eventually for best flavor).</p>
<p id="4lDZTu">But there is also major satisfaction in bringing out neglected vessels around my kitchen, plus the unexpected joy in displaying humble green onions like they’re a photogenic houseplant (I continue to delight in peeping how other people, like the <a href="https://www.instagram.com/p/B-vU7gEFHBS/">fashion designer Phillip Lim</a>, are growing theirs). </p>
<p id="1Tmq7n">Like other <a href="https://www.vox.com/the-goods/2020/4/7/21207127/things-to-do-during-quarantine-dalgona-coffee-bread-baking-trends">quarantine micro trends</a> that are bringing people together on social media right now—<a href="https://www.eater.com/2020/3/30/21196534/how-to-make-sourdough-bread-best-tools">Sourdough bread</a>! <a href="https://www.eater.com/2020/4/9/21212838/dalgona-coffee-whipped-drinks-trend">Dalgona coffee</a>! <a href="https://www.polygon.com/2020/3/31/21193971/animal-crossing-new-horizons-unlocks-progression-nintendo-switch-fomo-multiplayer-time-travel">Animal Crossing</a>!—growing vegetable scraps offers handsome reward for a tiny bit of effort. Mix a few simple ingredients together and you get fresh bread, or an ultra-Instagrammable whipped coffee;<strong> </strong>keep <a href="https://www.polygon.com/animal-crossing-new-horizons-switch-acnh-guide/2020/3/23/21190775/fish-locations-times-month-day-list-critterpedia">catching critters</a> or <a href="https://www.polygon.com/animal-crossing-new-horizons-switch-acnh-guide/2020/3/20/21183443/money-trees-bells-plant-grow">shaking trees</a><strong> </strong>and you can pay off your loans and build a dream home (in an escapist video game, anyway); plant a bulb in water near sunlight and it will grow food. </p>
<p id="yxLzDh">Moreover, the reward from growing scallions is a sense of vitality that’s extra valuable right now. Against a backdrop of unchanging routines in an unchanging setting during challenging times, my scallions growing several inches every week simply radiate life. </p>

<p>The razed house was designed by a pioneering modernist</p> <p id="kTjn2r">In 2016, <a href="http://www.curbed.com/2016/5/20/11723198/drake-toronto-mansion-bridle-path">evidence emerged</a> that rapper Drake was masterminding a 21,000-square-foot-mansion on the outskirts of Toronto. Well, four years later, those plans have come to fruition—complete with a splashy spread in <a href="https://www.architecturaldigest.com/story/inside-rapper-drakes-hometown-manor-in-toronto"><em>Architectural Digest</em></a>. The house? It ended up being 50,000 square feet.</p>
<p id="GPwET6">For some context, in order for Drake to get his mega-<em>mega</em>-mansion—featuring amenities like a 3,200-square-foot master bedroom suite, an “awards room”, “hall of sports jerseys”, and NBA regulation-size indoor basketball court—he first had to tear down a notable piece of local architecture.</p>
<p id="zXfbzV">Built in 1963, the single-story abode that originally sat on the expansive lot was designed by late Canadian modernist architect James A. Murray, who passed away in 2008 at age 88. Remembered as an "architectural force" by the <a href="https://go.redirectingat.com?id=66960X1516509&xs=1&url=http%3A%2F%2Fwww.theglobeandmail.com%2Freal-estate%2Fthe-unheralded-passing-of-an-architectural-force%2Farticle4275192%2F&referrer=archive.curbed.com&sref=https%3A%2F%2Farchive.curbed.com%2F2016%2F5%2F23%2F11745498%2Fdrake-toronto-mansion-house-bridle-path" rel="sponsored nofollow noopener" target="_blank"><em>Globe and Mail</em></a>, Murray designed many innovative private homes, apartment buildings, schools, churches, and offices around Toronto. He was also an architecture professor at the University of Toronto, as well as the founding editor of <a href="https://www.canadianarchitect.com/"><em>Canadian Architect</em></a> magazine.</p>

<p id="zv4yph">With its demolition, this house joined a number of Murray designs that have been razed over the years, including the <a href="https://robertmoffatt115.files.wordpress.com/2011/04/new-buildings-commonwealth-6-mr.jpg">Anglo Canada Insurance Building</a>, Toronto's <a href="https://go.redirectingat.com?id=66960X1516509&xs=1&url=http%3A%2F%2Fwww.theglobeandmail.com%2Freal-estate%2Fthe-unheralded-passing-of-an-architectural-force%2Farticle4275192%2F&referrer=archive.curbed.com&sref=https%3A%2F%2Farchive.curbed.com%2F2016%2F5%2F23%2F11745498%2Fdrake-toronto-mansion-house-bridle-path" rel="sponsored nofollow noopener" target="_blank">first curtain-walled office building</a>. It would also mean one less work of modernism in Bridle Path, the upscale Toronto neighborhood where local architects explored modernist designs in the '50s and '60s (but now makes headlines with lavish properties like this <a href="http://www.huffingtonpost.ca/2015/04/20/versailles-mansion-toronto-bridle-path-auction_n_7101596.html">Versailles-inspired estate</a>.)</p>
<p id="OKEhJg">In a 2011 blog post about these midcentury homes, Canadian firm ERA Architects <a href="http://www.eraarch.ca/2011/the-suburbs/">wrote</a>:</p>

And in the video chat world, the only thing more important than your face—and maybe a cute baby or pet—is a pleasing backdrop. </p>
<p id="u3oJdA">But what makes a good videoconference background anyway? We have a few thoughts. </p>
<p id="5XRhC6">“I think the [video chat] background rules are pretty close to the good Instagram photo rules: shallow depth of field, not more than three colors, keep it simple,” says Curbed’s architecture critic, <a href="https://www.curbed.com/authors/alexandra-lange">Alexandra Lange</a>. </p>

<p>The selection celebrates “honest architecture” that serves its inhabitants and the neighborhood</p> <p id="WwWoFJ">This year’s <a href="https://www.pritzkerprize.com/laureates/2020">Pritzker Prize</a>, considered the most prestigious honor in architecture, was announced this morning, and the first award of the new decade is going to Yvonne Farrell and Shelley McNamara, founders of Dublin firm <a href="https://www.graftonarchitects.ie/">Grafton Architects</a>. </p>
<p id="ZusypC">Farrell and McNamara are the first female pair to nab the prize, as well as the first two recipients from Ireland. This honor comes after the duo’s recent international recognition as curators of the 2018 Venice Architecture Biennale, an accomplishment the jury noted as evidence of their “belief in collaboration” and “generosity towards their colleagues.” </p>

<p id="JMJGXq">In the span of over forty years, Grafton Architects has completed many works in Ireland and has commissions in the U.K., France, Italy, and Peru, including a number of academic, civic, and cultural institutions, as well as housing developments. The Pritzker jury especially praised the thoughtfulness of these larger projects, particularly how they keenly respond to local considerations like specific site and climate conditions and create “human scale” and “intimate environments” within larger buildings. </p>
<p id="VaoU5O">“They have tried, with considerable success, to help us all overcome what is likely to evermore become a serious human problem,” said U.S. Supreme Court Justice and Pritzker jury chair Stephen Breyer. “Namely, how do we build housing and workplaces in a world with over half of its population dwelling in urban environments, and many of them who cannot afford luxury?”</p>

<p id="2yh6Sq">Farrell and McNamara put forth their answers in projects like the University Campus UTEC in Lima, Peru, which navigates a tricky site between a highway in a ravine and a residential neighborhood; in the North King Street Housing project in Dublin, which employs an inner courtyard as an oasis from busy streets nearby; and in the Offices for the Department of Finance in Dublin, a contemporary building clad in local limestone and view-framing windows that uses grills to circulate fresh air and engage with the street level. </p>
<p id="iRl5TL">In their notes, jurors <a href="https://www.pritzkerprize.com/laureates/2020">commended</a> the pair’s deep understanding of “spirit of place,” describing their buildings as “‘good neighbors’ that seek to make a contribution beyond the boundaries of the building and to make a city work better.”</p>
