Today, any renter can easily access millions of apartment listings through hundreds of digital databases and rental search engines. Frankly, the options can be overwhelming.</p>
<p id="CBnDeo">To help ease your next apartment search, we spent some time researching and using dozens of rental websites. Below, you’ll find an alphabetical list of 19 national rental listing websites, highlighting the most useful functions for each site. Most have mobile apps, and we’ve included the ratings so you know if an app is worth trying. </p>

Details for each listing open right up over the search results, which can be sorted by relevancy, price, recency, and popularity. Students can also easily search for off campus housing.</p>

<p id="bZICqC">If you’re looking for a website that provides a plethora of photos and floorplans, look no further. Listings—most of which are from large management companies—feature intuitive icons to indicate amenities, like if there’s a dishwasher or if dogs are allowed.</p>
<p id="0dPjLv"><strong>Search tip:</strong> There are a lot of filters, including ones that allow you to search apartment and community features like swimming pools, fitness centers, and a waterfront. </p>

<p id="4mHNg1">Apartments.com is one of the more comprehensive search engines out there for rentals. There’s a large range of filters, from the usual price range and apartment type, to the more specialty features like types of apartments, such as military, income restricted, and student housing.</p>
<p id="YWW0fu">The default view is a map. While you can’t search by neighborhood, there is a keyword search, as well as a Polygon tool, which allows you to map out exact search borders. Apartments.com also lets you search for listings that have a video or 3D tour. For those moving to a new city, the site also features neighborhood guides to each city.</p>
<p id="MUOShX"><strong>Search tip:</strong> You can filter your search according to commute time from the apartment to work via any mode of transportation. The "Plan Commute" feature lets you choose how long you want your commute to be, anywhere from as low as one minute to as much as an hour.</p>

You have to wade through a lot of scams and duplicate listings, but Craigslist still offers some of the best deals since owners and small landlords can post listings directly for free. You can filter by fee or no fee, set a price range and apartment size, and indicate a few amenities.</p>

<p id="eXoETz">Acquired by Zillow in 2012, Hotpads is an incredibly in-depth and dynamic search engine for rentals across the country. You can set the basics, like your price range and apartment size and type, and filter for amenities and search your own keywords. The default view is a user-friendly map, with a list alongside it, and there are overlays that show an apartment’s proximity to public transportation and bike lanes.</p>
<p id="fsgIlP"><strong>Search tip:</strong> If you’re wary of listings with no photos, Hotpads is for you: There is a filter that lets you search only for listings with multiple photos.</p>

<h4 id="zQeInU"><a href="http://www.nytimes.com/section/realestate">New York Times Real Estate</a></h4>
<p id="V63gz9">The search engine for the New York Times Real Estate listing is fairly standard. You just type in your price range, neighborhood of interest and size of the household. While this is nothing exemplary, the Times does offer a lot of great context for neighborhoods, providing information and reviews of nearby options for food, fitness, and more (powered by Foursquare), and links to recent real estate articles.</p>
<p id="NAuQV9"><strong>Search tip:</strong> For New York neighborhoods, the Times also provides a deeper dive into the housing market of that area.</p>

<p id="w9dnYG">PadMapper pulls its information from other companies such as Airbnb, ForRent, and PadLister to form a comprehensive rental map (it used to pull listings from Craigslist as well, but Craigslist <a href="https://www.eff.org/deeplinks/2015/06/padmapper-and-3taps-settle-suit-craigslist-over-use-real-estate-facts">made them stop</a>).</p>
<p id="6Hk56M">The default view is a map, and this carries over to the individual listings, which also come embedded with a handy Google Street View panel for that address. </p>

<h4 id="bDfIPZ"><a href="http://www.rent.com/">Rent.com</a></h4>
<p id="CbVjw1">A move to a new city can often bring new expenses, taxes, rent increases and utilities. Rent.com looks to save you money in one regard: Through the website’s <a href="http://www.rent.com/moving-center/">Moving Center</a>, where you can get free moving quotes simply by listing the size of your house, its location, and where you are headed. If you want to get an insider’s look at a potential home, Rent.com offers a virtual tour through many of the properties on its website.</p>
<p id="w72t0k">The selection is more limited than bigger sites like Zillow and Zumper, and most of the listings appear to be for apartment buildings with multiple units on the market, rather than individual apartments. The default view is a list, but you can switch to a map view.</p>
<p id="J3Gz85"><strong>Search tip:</strong> <a href="http://rent.com/">Rent.com</a> has one of the more robust selections of filters, allowing you to specify if you need income-restricted housing or want a place where the utilities are included in the rent.</p>

<p id="ZDnH6Y">RentCafe is different than other rental search websites in that they only have listings direct from property managers. Renters are able to check real-time unit availability and apply for apartments online. Even after you’ve scored a place, you can still use RentCafe to manage your rental, from submitting maintenance requests to renewing your lease online. The interface of the website is your standard map with filters. You can also search for neighborhoods by zip code, radius, and Polygon.</p>
<p id="vYkXhx"><strong>Search tip:</strong> If you’re on a tight budget, you can search for lower-than-average-rate listings. Simply check off "cheap” under the Price Category tab.</p>

<p id="78Z2rQ">RentHop, serving most major markets in the U.S. offers the standard fare of list and map views, plus a good range of filters. What sets this site apart is its own “HopScore,” an assessment of how good each listing is based on its freshness, listing quality, and manager reputation. </p>
<p id="HI4fJk"><strong>Search tip:</strong> Look for the “Price Comparison” in each listing, which tells you how the rent for a particular pad compares to median rents for similar apartments in the same area. </p>

With its <a href="https://www.rentjungle.com/comparerent/">Rent Comparison tool</a>, Rent Jungle is able to to provide a quick judgment on whether you’re receiving a fair deal or not. The website’s geomap also distinguishes between single and multiple occupancy dwellings through straightforward graphics, and the icons turn grey after you click one.</p>

<p id="fLke9X">Sublet.com has been around since 1999, and it looks like the website has not been updated since then. The site is, indeed, mostly sublets, but it also offers regular rentals from smaller landlords, as well. You can sort by neighborhood, and indicate whether you’re just looking for a room or a whole apartment. You can also filter by the length of lease you need. A free membership allows you to contact landlords with “free” listings while a 90-day paid membership grants full access to all landlords. </p>
<p id="kCsm1N"><strong>Search tip:</strong> Sublet.com isn’t limited to the United States—you can use this site to find rooms and apartments in Africa, Europe, Asia, Australia, and Central and South America.</p>

<h4 id="Yp8l2y"><a href="https://www.trulia.com/">Trulia</a></h4>
<p id="BVwr9O">Another Zillow-owned property, Trulia has been in the real estate search engine game since 2005. Thanks to partnerships with CrimeReports.com, EveryBlock.com, and SpotCrime.com, they’re able to offer users location-specific information regarding crime, local schools, amenities, and commute times. The interface is intuitive, and you can view search results in a list, grid, or map.</p>

<p id="1ttMyd">Founded in 2006, Zillow is one of the most established brands for online real estate research, with data on more than 110 million homes. Typing in a neighborhood’s zip code, the <a href="https://www.zillow.com/zestimate/">Zestimate</a> tool provides an estimated price for rent, or purchase, of properties within the given area. Zillow also has <a href="https://www.curbed.com/2018/7/31/17634700/zillow-tools-apply-rentals-pay-rent">new tools</a> that let you apply to multiple apartments with one application and pay rent on its platform. </p>

For apartment hunters, this translates to descriptions of city landmarks, weather, and culture when you enter a search location. Since neighborhood distinctions are difficult to discern for non-locals, Zumper also gives a breakdown of several neighborhoods that may interest the potential renter.</p>

<p>"I just had a vision about the entry room and knew exactly what it needed."</p> <p id="pmLRUW">Kendall Jenner, the model and reality star who "<a href="http://www.curbed.com/2015/9/22/9918722/kendall-jenner-instagram-interior-design">weirdly loves interior design and real estate</a>," recently dropped $52,000 on a new sofa. <a href="http://www.eonline.com/shows/kardashians/news/806515/kendall-jenner-just-bought-a-52-000-couch-and-it-s-very-bizarre-looking">Entertainment Weekly reported</a> the groundbreaking purchase, which Jenner announced on her app.</p>
<p id="resD4A">Of course, that kind of cash doesn’t buy just a regular ol’ couch. Jenner bought the <a href="http://www.edra.com/en-us/products/sofas/boa">Boa by Edra</a>, an aptly named, wackadoo product that resembles a pile of boa constrictors that got all tangled up in each other, if boa constrictors were made of shiny blue velvet.</p>
<p id="PtfpSf">The piece was designed by Fernando and Humberto Campana, and <a href="http://www.edra.com/en-us/products/sofas/boa">Edra describes</a> it as "a large woven nest." It features no structure, and you can bury yourself in its 120 meters of tube. It looks like it would be ideal for children, if you let children play on things that <a href="https://www.statista.com/statistics/203183/percentage-distribution-of-household-income-in-the-us/">cost more than a year’s salary</a> for nearly half of Americans.</p>

<p id="bZICqC">If you are looking for a website that provides a plethora of photos and floorplans, look no further. Apartment Guide provides 360-degree tours, videos, and photos for most listings. Listings—most of which are from large management companies—feature intuitive icons to indicate amenities, like if there’s a dishwasher or if dogs are allowed.</p>

<p>Apartments.com is one of the more comprehensive search engines out there for rentals. There’s a large range of filters, from the usual price range and apartment type, to the more specialty features which allows you to search for particular types of apartments, such as military, income restricted, and student housing.</p>
<p>The default view is a map, and while you can’t search by neighborhood, there is a keyword search instead as well as a Polygon tool, which allows you to map out exact search borders. Apartments.com also lets you search for listings that have a video or 3D tour. For those moving to a new city, the site also features neighbourhood guides to each city.</p>
<p><strong>Search tip:</strong> You can filter your search according to commute time from the apartment to work via any mode of transportation. The "Plan Commute" feature lets you choose how long you want your commute to be, anywhere from as low as one minute to as much as an hour.</p>

The website also offers a rather specific set of filters that are sure to help any renter find a home that fits their unique taste (for instance, you could search only for smart homes), and there is a handy school district overlay which is important for any family moving to a new city.</p>

You can filter by fee or no fee, set a price range and apartment size, and indicate a few amenities.</p>
<p><strong>Search tip:</strong> The key to Craigslist is to search for your requirements every day. This is how you spot the best deals first.</p>

You can set the basics, like your price range and apartment size and type, but there are no filters for neighborhoods or amenities. Instead, you can search for keywords. The default view is a user-friendly map, with a list alongside it, and there are overlays that show an apartment’s proximity to public transportation and bike lanes.</p>
<p id="DK5Dr0">Hotpads also tells you how long a property has been listed on the website and shows the level of interest in the property, indicating how many times a listing has been viewed and how many times the agent has been contacted. and neighborhood.</p>
<p id="fsgIlP"><strong>Search tip:</strong> If you’re wary of listings with no photos, Hotpads is for you: There is a filter that lets you search only for listings with multiple photos.</p>

The site feels very Internet 1.0, with listings popping out in separate windows when you click them. While navigating the website and the apartments may be difficult, My Apartment Map does have certain benefits: On the Deals and Special page you can find apartments with offers like move-in specials or one month free rent.</p>
<p id="mtgQLH"><strong>Search tip:</strong> In map view, listing icons turn grey after you’ve clicked on them, so you won’t keep looking at the same listing five times.</p>

<p id="KGD8tT">My New Place is a rather-run-of-the-mill real estate website in regards to its design and listings. It’s biggest failing is that it doesn’t offer a map view for listings (though individual listings do have maps, but they’re kind of hidden).</p>
<p>It doesn’t seem to offer a lot of listings, either: A search for Brooklyn apartments with a balcony or a patio turned up nothing. The listings themselves are somewhat confusing in that you’re not sure in you’re actually seeing what’s available, you have to contact the listing agent.</p>

<p id="w9dnYG">PadMapper just underwent a <a href="http://lifehacker.com/5924490/padmapper-is-the-best-place-to-start-your-apartment-hunt-again">redesign</a>, making a much more enjoyable site to use. The website pulls its information from other companies such as Airbnb, ForRent, and PadLister to form a comprehensive rental map (it used to pull listings from Craigslist as well, but Craiglist <a href="https://www.eff.org/deeplinks/2015/06/padmapper-and-3taps-settle-suit-craigslist-over-use-real-estate-facts">made them stop</a>).</p>
<p id="6Hk56M">The default view is a map, and this carries over to the individual listings. Instead of highlighting just that location when you’re viewing the details, PadMapper continues to show other listings nearby, so you can easily hop around the neighborhood without continually going back to the main map.</p>
<p id="AZkY2H">Additionally, if you are searching for an apartment with one or more friends PadMapper can also calculate what you can afford via rent per bedroom.</p>

Rent.com looks to save you money in one regard: Through the website’s <a href="http://www.rent.com/moving-center/">Moving Center</a>, you can get free moving quotes simply by listing the size of your house, its location, and where you are headed. If you want to get an insider’s look at a potential home, Rent.com offers a virtual tour through many of the properties on its website.</p>
<p id="w72t0k">The selection is more limited than bigger sites like Zillow and Zumper, and most of the listings appear to be for apartment buildings with multiple units on the market, rather than individual apartments. The default view is a list, but you can switch to a map view.</p>

Even after you’ve scored a place, you can still use RentCafe to manage your rental, from submitting maintenance requests to renewing your lease online. The interface of the website is your standard map with filters. You can also search for neighborhoods by zip code, radius, and Polygon.</p>
<p><strong>Search tip:</strong> If you’re on a tight budget, you can search for lower than average rate listings. Simply check off "cheap apartments for rent" under the Rentals tab.</p>
<p><strong>On-the-go:</strong> RentCafe currently has three stars on the iTunes app and three and a half on the Android app.</p>

<p id="BVwr9O">Another Zillow-owned property, Trulia has been in the real estate search engine game since 2005. Thanks to partnerships with CrimeReports.com, EveryBlock.com, and SpotCrime.com, they are able to offer users location-specific information regarding crime, local schools, amenities, and commute times. The interface is intuitive, and you can view search results in a list, grid, or map.</p>

<p>Designer Keita Turner shares her tips for selecting the perfect kitchen cabinetry</p> <p id="3waWtP">In any kitchen, the cabinetry is the most prominent and defining feature of the room, so choosing the right style is the key to a successful kitchen design. Finding a style that fits your needs, desires, and aesthetic preferences is not an easy task.</p>
<p id="QNfAAW">Do you need space to store a complete dinner set for 24, but need to stick to a tight budget? Do you want to display your grandmother’s cookbooks, but can’t stand the look of exposed shelves? Do you prefer the minimalist look of slab cabinets, or would you rather have a more traditional shaker-style?</p>
<p id="6rxl7B">To breakdown the basics, we turned to New York City-based interior designer <a href="http://ktdsny.com/">Keita Turner</a>. Here, she offers advice on everything from determining which type of cabinet construction is right for you to how to maximize storage and make open shelving look good.</p>

<h3 id="cCxhWC">Cabinet types</h3>
<p id="ZHiGUM">Start with the basics. First, determine if your kitchen will include all or some of the four basic types of cabinets: base (under the counter), wall-mounted, tall (often standalone, can be used as a pantry), and specialty units like corner cabinets, hutches, or bottle racks.</p>
<p id="d9JQxC">You’ll also need to choose a cabinet quality grade. Budget will be a determining factor here. There are four cabinet grades available, based on construction quality:</p>
<ul>
<li id="k1NGpw"> <strong>Ready-to-assemble</strong> (RTA) cabinets are found at big box retailers like Ikea. RTA cabinets can save you money, but they will be less durable. Building and installing cabinetry isn’t as simple as building a shelf or bed, so even skilled DIYers may need to hire professionals for the installation.</li>
<li id="RtyiTa"> <strong>Stock</strong> cabinets are bought directly from the manufacturer. You have less flexibility with these since they are sold in specific sizes that can not be changed, but you can find stock cabinets in a wide range of materials. They are generally an affordable choice, with a higher quality than RTA. </li>
<li id="mDJ7kP"> <strong>Semi-custom</strong> cabinets hit in the middle in terms of price. These could be stock cabinets made with custom doors and shelving or made-to-order units from a manufacturer. You can specify size and choose from a broader selection of materials.</li>
<li id="OEXwUT"> <strong>Custom</strong> cabinets are at the highest end of the spectrum and offer unlimited options. They are completely made-to-order, and you can dictate all of the materials, hardware, style, and construction.</li>
</ul>
<h3 id="futoh5">Choose the construction</h3>
<p id="xgNFxy">There are two types of cabinet construction. Framed cabinets have rails and stiles that form a 1.5-inch face frame at the front of the cabinet box that is attached to the door front to give extra strength and dimension to the finished cabinet. With this construction, you have more flexibility with door types; it allows for standard, full overlay, and inset cabinet doors (more on door types below).</p>
<p id="Qu0S0o">Frameless construction is a European method of manufacturing cabinets that has become increasingly popular with American homeowners. It offers a more contemporary look and better interior access by excluding the face frame, relying on denser box construction for stability. "Only full overlay doors can be used, with hinges attached directly to the sides of the cabinet box," notes Turner.</p>
<div><aside id="xtu62X"><q>You should only use open shelving if you are perfectly organized.</q></aside></div>
<p id="OAyZZo">The term overlay means how much the door overlays the face frame. Standard overlay doors (aka traditional or partial overlay) are less expensive and do not require hardware. Because they have more exposed face frame (roughly 1 1⁄4-inches on all sides of the doors and drawers), there is enough finger space to open doors or drawers without a knob or pull.</p>
<p id="Tv3hCl">Full overlay cabinets have a more custom appearance, and the doors cover the entire face frame. Double door cabinets with full overlay come with an added advantage: They do not have a vertical face frame stile between the two doors, so you can easily fit large items like serving platters and pans.</p>
<p id="khTO76">"I love full overlay cabinets for contemporary, modern, or transitional kitchen designs because they offer a more custom appearance," says Turner. "Plus, full overlay frameless cabinets are perfect for the smaller kitchen footprint, as they provide the maximum amount of access and interior storage space."</p>
<p id="aeK3CM">Inset cabinets have the door set inside the face frame to be flush with the front of the cabinet instead of having the door on top of the cabinet box. Special hidden or decorative hinges are used to precisely fit the door inside the frame opening.</p>
<p id="BV8Bl8">"Inset cabinets create an elegant look with clean lines. They are ideal for larger kitchens, since they take slightly more space away from the interior of your cabinets since the doors and drawers sit inside the frames," says Turner. "These are typically more expensive as construction is more challenging, but if your budget and space requirements will allow, they are a luxury worth the investment."</p>
<p id="kg19DA">"Both can look updated and contemporary, but the flush inset appearance can undoubtedly give off a more traditional look and the frameless full overlay lends itself to a more contemporary style.</p>
<h3 id="OfcVop">Style glossary</h3>
<p id="OagpJs">There are dozens of different cabinet styles, but choosing a construction and door type will help narrow the options. "I tend to prefer modern to transitional cabinet styles," says Turner. Transitional cabinets, like a transitional kitchen, are considered a blend of traditional and contemporary styles.</p>
<p id="7MHiMH">"Depending on the architectural style of the home and taste preferences of my clients, I typically will select from slab, flat panel, shaker, raised panel, or beaded door styles." Other popular styles include glass inset, mission, and arched cathedral.</p>

<p id="MU7FjC"><strong>Arched cathedral:</strong> The door panel is shaped like an arched window. The shape can be recessed or raised within the door frame. This style is typically reserved for upper wall cabinets.</p>
<p id="An25nt"><strong>Beaded:</strong> The interior panel features stripes created by a single or double groove (these are known as beads in woodworking). Beaded panels can be combined with other styles.</p>
<p id="1w3aXq"><strong>Flat panel:</strong> Exactly what it sounds like—the door has a single flat panel surrounded by molding. It’s the preferred style for transitional kitchens.</p>
<p id="J8gVjP"><strong>Glass inset:</strong> The doors are essentially windows into the cabinet. Not recommended for the unorganized.</p>
<p id="KCi0h5"><strong>Mission:</strong> Mission cabinets are a type of flat panel doors. They have a square frame molding with simple, clean lines. They are typically made of oak and stained so the wood grain is highlighted.</p>
<p id="qpELxN"><strong>Raised panel:</strong> Cabinets with raised panel doors are more traditional in style. The center panel is slightly raised by a contoured groove around the molding.</p>
<p id="6GMP9V"><strong>Shaker:</strong> These look similar to mission cabinets, but they have a narrower frame molding. The focus is on function and durability.</p>
<p id="R9XQKx"><strong>Slab:</strong> The most minimalist of options, slab cabinets feature no panels, molding, or ornamentation. They can have hardware pulls, but the ultimate minimalist will opt for a finger ledge or push-to-open mechanism to eliminate hardware altogether.</p>
<h3 id="ZPAgoI">Doors versus drawers</h3>
<p id="RomHbI">"If you are trying to maximize your storage and provide easier access to your dishes, tools, and foodstuffs, I definitely recommend going with as many base cabinet drawers as possible," says Turner. "Drawers offer a much better use of space, particularly deep drawers, which are an optimal solution for storing pots, pans, dishes, and other cookware."</p>
<p id="aD20hi">"If you prefer the look of doors, you can opt for a pullout shelving system hidden behind the cabinet doors. Retrofitting existing base cabinets with a functional and streamlined slide-out track system—I like the Shelf Genie’s products—will alleviate the need for bending down and trying to access hard to reach areas."</p>
<h3 id="1i8gXb">Open shelving</h3>
<p id="pqj7Uc">Exposed shelving is a good idea "if you are perfectly organized or want a storage system that is easily accessible and convenient," says Turner. It works well with a more casual style, and can be ideal for small spaces since it will open up the room and make it look bigger.</p>
<p id="gYoSdG">Additionally, Turner says, "since framed cabinet boxes have rails and stiles that take up space, open shelving can expand usable storage." She notes that exposed shelves are also one of the easier and more economical solutions for a quick kitchen upgrade since it costs much less than full cabinetry.</p>
<p id="XjbRaS">Open shelving can also be combined with traditional cabinets to create space for displaying your favorite dishes, vases, and cookbooks. Instead of lining your kitchen, "opt for only a few open shelves," says Turner. "Add one over the sink or place one high shelf for display pieces or rarely used items."</p>

<p>Where is it cheapest, and priciest, to buy an entry-level home?</p> <p id="uhoT4z">A <a href="http://zillow.mediaroom.com/2016-04-22-First-Time-Buyers-Face-Lack-of-Inventory-and-Higher-Prices">recent report from Zillow</a> found that entry-level home prices in the United States are rising faster than any other category, but that doesn’t mean that buying a home is more expensive than ever before (that distinction belongs to 2006, at the peak of the housing bubble). The real estate company provided Curbed with more than 20 years of market data for the top 35 largest metro areas in the country, and we took a deep dive to see how starter home prices have changed over the last two decades.</p>
<p id="oZuBHs">Zillow provided three different sets of data: the median price for starter homes dating back to April 1996 for the largest 35 metropolitan areas that they have stats for; an inventory breakdown showing the amount of homes available in the bottom, middle, and top price tiers; and breakdown of how much of their income renters and homeowners can expect to spend each month on rent or a mortgage.</p>
<p>To make the numbers easier to digest, we created a series of charts to highlight the most interesting figures. Note that in some instances, Zillow did not have every metric for every city, so, for example, there is price and affordability information for Houston and San Antonio, but no stats on inventory.</p>

<p>There are a few key takeaways:</p>
<ul id="TbXxcI"> <li>You will spend less of your income on a mortgage than on rent in every major metropolitan area in the country. The chart above shows the mortgage versus rent history for the entire country, and most cities follow this same trajectory. Rents have steadily risen since 1979, while mortgage prices have fluctuated with the economy.</li> <li>It’s not all bad! Yes, there are a few very expensive cities (the median price of a starter home in San Jose, California is $610,900), but there are nearly a dozen big cities where less than $100,000 can buy your first house. See the chart below for a comparison of current starter home prices.</li> <li>Competition for entry-level homes is fierce. In nearly every city, less than a third of the housing inventory is in the bottom tier price range, so buyers can expect bidding wars and a competitive market.</li> </ul>

<p>The graphic above compares entry-level home prices from 1996 to 2016 in two dozen of the largest markets in the United States. A few trends jump out. Prices for entry-level homes peaked in 2006-07, and they have increased the most on the West Coast over the last two decades. San Francisco, Los Angeles, Seattle, San Diego, Riverside, Portland, Sacramento, and San Jose have all seen prices double—and in some cases, nearly triple. In comparison, only Boston, Miami, and Washington, D.C. have seen 100 percent increases (though prices in New York and Baltimore are up 93 and 96 percent).</p>
<p>California also experienced some of the most volatile price changes during boom and bust in the aughts. Let's look at San Francisco, currently the most expensive city in the country, as an example. In 2006, the price of a starter home peaked at $501,000, a 54 percent increase from just three years prior. Prices then dropped by more than half over the next six years, bottoming out in 2012. Since then, they've once again nearly doubled. A first-time homebuyer now needs $450,600 to buy a house in San Francisco.</p>
<p>A few smaller cities were less affected by the bubble; Pittsburgh's housing market remained steady, with entry-level home prices rising slightly, not dropping after the market crashed.</p>

<p>The chart above shows the current median price for an entry-level home in the largest metro areas. San Jose is far and away the most expensive. At $610,900, buying an entry-level home costs more than three times what it did in 1996 when the price was $177,900 (thanks Silicon Valley!).</p>
<p>Unsurprisingly, Detroit is the cheapest city to become a homeowner. The median price of a starter home is just $42,200—42 percent less than you would have paid 20 years ago. Cleveland, Ohio is the only other major city where it is cheaper to break into the housing market than it was two decades ago. A starter home costs $62,000 today, compared to $65,200 in 1996.</p>

<p>The table above lets you compare the current cost of an entry-level home to the amount of inventory available, as well as how much of your income you would spent on rent or a mortgage.</p>
<ul id="SPWW5Q"> <li>San Jose has the most available inventory—more than 35 percent—in the starter home price range. But with a median entry-level home costing $610,900, this is a high price to break in to the housing market. </li> <li>Dallas-Fort Worth has the least available entry-level inventory, with just 13 percent. DFW also has the most saturated top tier market, with 64.5 percent.</li> </ul>
