Last week, we put together a map of Cape Cod'sleast expensive waterfront listings. The mostly pond front properties were all asking below $265,000. Relative bargains, but not the beachy version of Cape Cod some Curbed commenters had in mind. Thus, we dug deep into the listings (the local brokerbabble's favorite word is "beach") for single-family waterfront properties not on ponds, lakes, rivers, inlets, harbors, cranberry bogs, marshes or canals. Needless to say, asking prices for a sea breeze are significantly higher than those overlooking freshwater, ranging from $400K to $2.9M. Here are the least expensive beachfront listings from each of Cape Cod's 15 towns (mostly) on Nantucket Sound, Cape Cod Bay and the Atlantic Ocean.
Asking $599,900, this Wing's Neck waterfront beach house was built in 1920 and features 4BD, 1.5BA in 1,332 sq. ft. The .06 acre property comes with access to a private sandy association beach and dock.
We recently wrote about this Jetty Lane property on our map of available teardowns. The existing 5BD, 3BA requires major restoration, but sits on 1.16 beachfront acres. Dunes, westerly views and sandy beach are yours for $2,185,000.
Since we already included 195 N Shore Blvd on our map of the Cape's least expensive waterfront listings, we're moving further down the beach to this 680 sq. ft. 2BD, 1BA. The oceanfront cottage comes with 50' of private beach and is asking $695,000.
This 1,060 sq. ft. 4BD, 1BA Barnstable Village waterfront cottage (it's the little one in the middle) comes with it's own private sandy beach and views of the Sandy Neck Lighthouse. Asking price for the possible teardown is $1,200,000.
Overlooking Lewis Bay, this Great Island 1.53 acre property first hit the market in 2010 asking $3,250,000, but is now down to $2,450,000. The existing house was built in 1921 and is being offered as a teardown.
Appropriately located on Ocean Avenue, this beachfront 4BD, 2BA has views of Nantucket Sound from almost every room. Built in 1940, the 1,350 sq. ft. Curbed Comparison's alum is asking $849,000.
Here's another potential teardown, this one on .59 waterfront acres with 117' of sandy beach on Nantucket Sound. The listing first appeared on the market in 2009 asking $3,300,000. Today, the asking price is $2,500,000.
Technically, there's a road between this Chatham 3BD, 4BA and Nantucket Sound, but it's a beach house nonetheless. The 3,136 sq. ft. home on .25 acres is listed for $2,895,000.
