For Cape League Fans, Listings With Home Field Advantage

With the World Series in full swing and an impressive 13 Cape Cod Baseball League alum facing off, we thought it would be a good time to revisit our map of listings with home field advantage. Of the original 10 properties we wrote about on opening day, four have sold, five have met with the pricechopper (some more than once) and one is holding steady sans slice. Sort of sums up the market in these parts, right? Thus, here's an updated map of fan-friendly listings within strolling distance to the games, asking $194,000 to $2,450,000.

Wareham

This adorable carriage house is located just .2 miles from the Gatemen's Spillane Field. Although this custom Contemporary comes with views of the Cape Cod Canal, it hit a foul with its original July 2011 $499,900 asking price. Post-pricechop, the 3BD, 3BA is now listed for $469,000. Just half a mile from the Braves' home field, the property also includes a handy in-law in the lower level, perfect for hosting a player or two.

This completely renovated 3BD, 3BA has been up to bat on the market since March 2009. It struck out with a $760K ask and again with $695K, $668K and $639K so it's now trying for $649K. As for the location, it's "within walking distance to Main Street, the harbor & Surf Drive beach" and about half a mile from where the Falmouth Commodores play.

"This is the perfect beach house, within walking distance of all of Cotuit's pleasures -CMYC sailing, beaches and Kettleers baseball." That is, perfect for Cotuit Kettleer's fans with a couple million dollars. The listing debuted in September 2012 for $2,795,000 and met with the pricechopper last month, bringing the ask down to $2,450,000.

Here's a 3BD, 2BA for the dedicated Hyannis Harbor Hawks fan. "Minutes to restaurants, Main St shopping, walk to Cape Baseball league games" apparently isn't enough to sell this place though - the listing recently took a fourth meeting with the pricechopper and is now down to $409,900.

South Yarmouth

The Yarmouth-Dennis Red Sox play at the high school field and this 846 sq. ft. ranch is located on Fenway Street, just over a mile away. The 2BR, 1 BA last changed hands in 2005 for $295,000, but it's now yours for $249,000.

The 3BD, 2BA first hit the market in May asking $785,000 and has since met with the chopper three times. The 1,976 square footer is now yours for $715,500.

For fans, "The location is just two miles from Nantucket Sound and a short walk to Mariners baseball games." The property hit the market in June for $649,000, but was quickly chopped in July down to $599,000.
