Giddy up! "Calling all equestrians! This 3 acre compound affords plenty of room for humans and animals alike," and some people agreed. The 3.05 acre spread with a main house, guest house, artist studio, horse paddocks, and two stall barn was asking $679,000 and sold for $628,875.
140 Pennywise Path
"Into the Woods - yet close to downtown off the bike path" was originally asking $825,000, but sold for $650,000. Clearly, buyers made a pennywise (ha!) decision when they snapped up this 4BR, 4BA on 1.6 acres.
15 Beach Plum Meadows
Here now, the most expensive listing to change hands this week. The 4,600sf Katama 4BR, 5.5BA was built in 2005 and is tricked out with an elevator, a gourmet kitchen, a master suite with a safe, and an indoor basketball half-court. Asking price was $3,500,000 and the place sold for $3,375,000.
4 Austin Pasture
"This historic Chilmark home, circa 1771, was built by Simon Mayhew, the great grandson of Chilmark's first resident." The 16.10 acre spread was originally asking $4,250,000, was chopped to $3,950,000, and finally sold for $3,350,000.
8 Mockingbird Drive
"ATTENTION BUILDER'S!" The all caps worked because this 3BR, 1.5BA "in need of complete renovation" was asking $460,000 and quickly sold for $450,000.
274 Sea View Avenue
This former PriceSpotter with "expansive, dimensional water views from Oak Bluffs to Chappaquiddick" was listed for $3,100,000 in July and sold for slightly over ask at $3,110,000.
45 East Cape Poge Avenue
Rejoice, the Chappy cottage with its own Rapunzel tower has quickly found a buyer. The 5BR, 2BA decided to let its hair down for $459,000 in June and changed hands for the full ask this week.
15 Dunes Road
Built in 1984, this 2,956sf split-level "vintage modern beach house in Katama" sits on 1.5 acres and sold for its full $1,495,000 asking price.
607 Herring Creek Road
"Snuggled among the dunes and fronting both the Sound and Lake Tashmoo," this Real Estate Deathmatch veteran hit the market way back in 2009 for $3,950,000, was eventually chopped down to $2,695,000, and sold for $2,200,000.
497 Katama Road
"Enjoy sweeping views of the Atlantic Ocean and Katama Bay from this 3-bedroom Mattakesset townhouse in the highly desirable G building – the “front row.” In addition to South Beach, which is only 250 yards away, there are all the amenities of the Mattakesett community available, including a pool, tennis, basketball courts, and extensive children's programs." Unit #G3 was asking $675,000 and sold for $650,000.

Remember the furnished 5BR being offered with the ultimate Vineyard door prize, a 2001 Subaru Outback? The 3.44 acre listing finally sold for $975,000, far from its initial ask of $1,595,000.
11 Waterview Road
This 3BR, 2.5BA "Waterview Farm contemporary is right across from Farm Neck's 3rd fairway and just steps to miles of walking trails, sandy beach and boating" and sits on .36 acres. The six-room property was asking $699,000 and sold for $690,000.
8 Mattakesett Bay Road
Here's another Mattakesett condo, this one with 3BR, 2.5BA and an original asking price of $625,000. A slice down to $599,000 did the trick and Unit #M5 sold for $595,000.
141 Litchfield Road
This stately 3BR, 2.5BA was built in 1984 and has 170-year-old reclaimed floors and doors. The 3.76 acre Chappy spread was listed for $775,000 and sold for $770,000.
96 Main Street
Located in Edgartown Village, this circa 1830 Colonial has been "lovingly renovated and meticulously maintained." The 5BR, 5BA on .17 acres was asking $1,795,000 and sold for $1,650,000.
