Here now, the March edition of the the Cape and Islands 20 most expensive listings. This month, there are four additions, meaning there are also four subtractions, plus a $500K pricechop. For those keeping score, the Cape and Nantucket are still tied with seven listings, followed by the Vineyard with six. Getting down to dollars, the six Martha's Vineyard asking prices total $168,400,000, Nantucket's seven properties come in at $138,995,000 and the seven listings from Cape Cod total $117,299,000. (Random sidenote: the price tags of the third and forth priciest pads add up to the ask of the second priciest listing.) Together, the 20 priciest listings on the Cape & Islands are asking $424,694,000. Last month, that total was $369,334,000. Spring has sprung!

The most expensive piece of residential real estate on the market in New England is a plot of vacant land. The 266-acre West Tisbury property hit the market in July 2012 and includes 1,100' of Atlantic beachfront and is borders a 510-acre preserve. Translation: paradise for a privacy-seeking buyer with deep (very deep) pockets.

Nantucket's priciest listing hit the market last May for a mindblowing $59M. By September, the pricechopperhad arrived to hack $10M off the ask. After a winter sabbatical, Swain's Neck returned to market in early March with a new broker and a new (slightly) reduced asking price.
